Ron LeGrand Can You Trust ?

Ron LeGrand offers three books on real estate investing. Each of these books cost about $600, not so cheap. To help you out though, Ron does offer you the third book free if you purchase two of his other books.

Well that does cut the price of the books to $400.00 each.

Paying this kind of money for information that is readily available elsewhere does not make sense in anyway, shape or form, but people do pay it and are often disappointed.

I know I would be when I found out I could have gotten the same information, for free in a library or for a vastly lower price in a book store.

LeGrand, also, has seminars and boot camps, teaching "no money down" techniques, which have huge price-tags of $1800. The seminars are also part 'sales pitches' for you to buy the next seminar or course ,of which there seems to be a never-ending supply. Many customers feel the seminars focused even more on the sales pitch than on the content of the seminar itself.

While the information offered by Ron LeGrand is generally good, although way overpriced in my opinion, it's still the same old information as all the other get rich quick real estate gurus offer. Essentially it's the idea that you can buy distressed or foreclosed properties with little or no money down.

While buying a distressed property is generally a good deal, the problem is actually finding a distressed property and, after competing with other buyers, still getting a good deal. Every other guy competing with you over real estate knows it's a good idea and is looking for these same properties.

The real thing to learn is how to effectively find these properties before anyone else and purchase them successfully. Here Ron LeGrand offers the same teaching as other gurus many of which are outdated and no longer effective.

In general the gurus I do not recommend are salesmen, not real estate investors. Real estate investment requires far more than just sales skills. Telling people that you are a real-estate-investment expert, on the other hand, only requires sales skills.

The only problem with these "Real Estate Investment Experts" is that they seem to have overlooked that right now there isn't any bank or finance company going to finance property for "no money down".

Quality Assurance - ISO 9001 Corporate Quality Manual

While numerous successful models of ISO 9001 quality management systems have been developed and are being used in various industries, approaches to documenting top level management systems for multi-location enterprises are limited at best. This article discusses a method for establishing an ISO 9001 top-level documentation structure that allows a business with multiple facilities to use common quality management system manual. This model significantly improves consistency of the corporate message regarding quality policies, while reducing the number of documents within the organization's quality management system.

Working as a QMS Lead Auditor for numerous international ISO registrars, I assessed numerous big multi-facility organizations that had difficulties with synchronizing their home office ISO 9001 quality manuals with the corresponding documents controlled by their sites. Designing quality manuals for companies with multiple sites, organizations develop their sites' quality manuals as copies of the corporate quality manual; other enterprises create facility-specific manuals that are totally autonomous and do not correlate with the corporate ISO 9001 manuals.

In the first case, when a site-specific quality manual is a copy of the corporate manual with modifications specific to a given site, mechanisms to keep these documents coordinated are rarely defined. Difficulties of keeping these documents in sync are due to the fact that corporate quality manuals are controlled by the home office, while local quality manuals are responsibility of site's documentation control departments.

The 2nd approach, when companies choose their sites to establish their own quality manuals, differences in all those quality manuals lead to noticeable disconnect between the corporate and site-specific quality manuals.

Those companies that adhere to the policy of maintaining a consistent corporate message regarding their position on quality will definitely experience a gap if they use methods that we discussed above.

One of our large customers demonstrated this point well. The corporate ISO 9001 quality manual addressed majority of the requirements of the standard and referenced appropriate regulations. At the same time, one of their US locations did not reference required ISO 13485 standard, Mexico facility missed a commitment to compliance with regulatory requirements, yet Costa Rica site failed to document their ISO 9001 quality policy all together!

As we can see, both approaches to creation of location's ISO 9001 quality manuals as copies of the corporate manuals or independent manuals do not appear to be practical. Besides, if a company has already spent time on developing a quality manual, why should another employee in the same organization spent more time to create a similar or duplicate document?

To solve this problem, let's review an ISO 9001 quality manual model, specifically supporting document reference structure. As a common practice, a quality manual references supporting documents within the text of the manual. For example, clause 5.5.1 of the quality manual, Responsibility and authority, may read: QW Enterprises, LLP's Management Team ensures that the responsibilities and authorities are defined and communicated within the organization per the Resource Management Procedure and the Organizational Chart.

This model proved to be effective for a single-location company. This approach will also work for a multi-site business, but only for common documents that are used at all locations. For example, such procedures as Internal Audit, Management Review, Corrective and Preventive Action, and others may be the same for your all facilities and therefore be referenced in the quality manual as shown above.

However, what if our locations need to use different organizational charts, product realization procedures, and other site-specific quality management system documents? If we use the model above and want to keep a common ISO 9001 quality manual, we have to reference in the manual corresponding documents for all locations which may not be practical. Below we will explore how a corporate quality manual can practically reference location-specific documents to support commitments of the company's common ISO 9001 quality manual.

A method identical to a single-site organization can be used when the number of facilities is relatively small, let's say 2 - 3. Lean manufacturing is a generic process management philosophy derived mostly from the Toyota Production System (TPS) (hence the term Toyotism is also prevalent) and identified as "Lean" only in the 1990s[1]. It is renowned for its focus on reduction of the original Toyota seven wastes in order to improve overall customer value, but there are varying perspectives on how this is best achieved. The steady growth of Toyota, from a small company to the world's largest automaker,[2] has focused attention on how it has achieved this.

Lean manufacturing is a variation on the theme of efficiency; it is a present-day instance of the larger recurring theme in human life of increasing efficiency, decreasing waste, and using empirical methods to decide what matters, rather than uncritically accepting pre-existing ideas of what matters. Thus it is a chapter in the larger narrative that also includes, for example, the folk wisdom of thrift, time and motion study, Taylorism, the Efficiency Movement, and Fordism. Lean manufacturing is often seen, with the benefit of hindsight, as a progression from, or a better attempt at the same goal of, earlier efficiency efforts"that is, picking up where earlier leaders like Taylor or Ford left off, and learning from their mistakes.

Lean Manufacturing focuses on two main points, reduction of through-put time and elimination of waste. Through-put can be described as the time it takes an order to be received until it is on the shipping dock. Elimination of waste can be seen in several different areas. The Seven Wastes are: 1) Motion; any wasted motion to pick up or stack, walk and/or lack of direction or access, 2) Over-production; labor needed to process more than is needed, 3) Transport; multiple locations for the same information and/or wasted effort to transport work, 4) Inventory; maintaining excess inventory of raw materials, work in process, and/or finished goods, along with outdated or obsolete information, 5) Processing; doing more work than is necessary, 6) Waiting; any non-work time, and 7) Defects; everything required to repair or rework form.

For the Steel Foundry Division of Spokane Industries, lean manufacturing is the single most effective strategy that will allow us to improve our quality while reducing our overall costs. In this commitment to Lean, we started with 6S, which is an acronym composed of Safety, Sort, Simplify, Shine, Standardize and Sustain.

Beginning with 6S practices made sense for a number of reasons. It was obvious the old way of approaching business practices was outdated. Our production levels had plateaued and there was obvious waste all around us, but the culture of the employees was not such that change would happen on its own. There was a veteran work force that had been doing it the same way for years, and they werent about to change, because in their view it wasnt broken. 6S provided the visible change we needed to help jumpstart a revamped culture throughout the foundry.

We began implementing 6S by dividing the foundry into ten sections. In each section we did an introduction class on Lean Manufacturing and 6S, basically subscribing to a train-do model. Within a week of the class, each member would actively participate in a kaizen event. In some cases we did the same section multiple times in order to achieve the desired results. All of the foundry employees took part in at least one event.

An additional step of our Lean journey commenced with the understanding of Autonomous Maintenance. Autonomous maintenance is the initial standard in Total Productive Maintenance or TPM. TPM is a proactive approach that essentially looks to reduce inventory (spare parts) and catastrophic failures by preventative measures.

Going forward we will continue our 6S and autonomous maintenance efforts while we perform Value Stream Mapping (VSM) of our processes. VSM is the series of processes that directly create value for the external customer by streamlining our work flows. We will do this to identify waste, bottlenecks, safety concerns and communication breakdowns.

5. Write your author's box copy carefully, and choose your anchor text well. Be sure that the links to your site are embedded in your optimal keywords and phrases. My sites are education-related, thus I embed my links in anchor text like "accelerated degree programs", "financial aid", and "online degrees".

6. Proofread carefully. Then, do it again.
